BMO Capital Markets has been engaged as the exclusive financial advisor to arrange the sale of two modern greenhouses with improvements totaling 3.4 million square feet on 160 acres of agricultural land located in Vancouver, British Columbia, Canada.
Both properties have recently undergone significant upgrades, renovation and retrofit for a variety of greenhouse agriculture crop uses. These renovations have brought the condition of each property to state-of-the-art agriculture greenhouse and production facilities that can support a wide variety of greenhouse and general agricultural operations. Each facility is fully automated with climate control and nutrient delivery systems, contains a thermal and electrical plant, full drip irrigation systems, horticultural lighting systems, shading and black-out curtains, humidity control systems, heating systems, “Venlo” style multi-gabled roof cladding and wall systems, 4.5 meter ceiling heights, cooler storage and a central harvesting and processing facility. Each property has a double grow trough system throughout supporting general agriculture purposes. Aldergrove
The Aldergrove asset is a modern greenhouse facility located in Aldergrove, British Columbia on a 55 acre site. The site is currently improved with a ~1.3 million square feet (28.5 acre) glass greenhouse growing area together with administration and employee facilities, storage and loading docks, wood fired boiler facility, boiler room/mixing area and a service corridor to a harvesting facility for a total of ~1.4 million square feet of improvements. Additionally, there is a 27 acre blueberry farm attached to the western portion of the property. The Aldergrove asset is located at the south eastern edge of Langley and the Greater Vancouver Area. The area is well served with major roadways and is within one kilometre of the United States border crossing.
Delta
The Delta asset is a modern greenhouse facility located in Delta, British Columbia on a 78 acre site. The site is currently improved with a ~1.8 million square feet (40.9 acre) glass greenhouse growing area together with a processing area, administration building, wood fired boiler room and additional links, service corridors and staff area for a total of ~1.9 million square feet. The Delta asset is located in the southern portion of Delta, close to the Vancouver International Airport and the Port of Vancouver.
